Required annually
A Gas Safe registered engineer inspects every gas appliance, flue and pipework in your rental property and issues a CP12 certificate landlords are legally required to hold.
Required every 5 years
A NICEIC contractor inspects every circuit, socket and consumer unit in the property and issues an EICR — the document that proves your electrics meet the 2020 Electrical Safety Standards.
Required every 10 years
An accredited Domestic Energy Assessor surveys the property and lodges an EPC with the central register. Rentals must hold a minimum rating of E to be legally let.

HSE can fine landlords up to £6,000 for each appliance found without a valid CP12. Repeat or serious breaches can carry unlimited fines and imprisonment.
The Electrical Safety Standards 2020 allow local authorities to fine landlords up to £30,000 per property for failing to provide a satisfactory EICR.
