What pushes the price up
- Property size and number of circuits. An old four-bed with two consumer units takes longer to test than a one-bed flat.

- HMO status. Multi-let properties have stricter sampling requirements.
- Remedial works. A C1 or C2 finding means a repair is legally required for a satisfactory report. Quoted before any spanner comes out.
How to avoid an inflated EICR bill
- Get a fixed price up front, not "from £X" with weasel wording.
- Make sure the report is issued by a NICEIC or NAPIT registered contractor — anything else is risky for landlords.
- Have the previous EICR ready. A clean history often means a faster (cheaper) re-test.
- Don't pay separately for "the certificate". It's part of the inspection — always.
What an EICR actually involves
A NICEIC engineer will visually inspect the installation, test every circuit (continuity, insulation resistance, polarity, earth fault loop), check RCD operation, and issue a coded report. Codes:
- C1: Danger present — immediate action required.
- C2: Potentially dangerous — remedial work needed for a satisfactory result.
- C3: Improvement recommended (not required for compliance).
- FI: Further investigation required.
An "Unsatisfactory" EICR means you cannot legally let the property until remedials are completed. Local authority fines reach £30,000 per property.
